About this role
Most weeks start with drawings and end with a bill. You would measure to NRM2, structure the work sections, decide what is measured and what is deemed included, handle preliminaries and provisional sums, and check the bill before it goes out. Alongside that you would produce materials lists with waste allowances and order quantities tied to a site schedule, so the numbers that leave your desk are the numbers someone buys against. The Revit side is real but secondary. You would build architecture, structure and site models to LOD 300 from 2D drawings and take quantities off them, which means knowing where a model schedule gives you the answer and where the measurement rules require you to do it by hand. Those two things rarely line up on their own and bridging the gap is a large part of the job. The work is for a luxury villa builder in the Caribbean, so drawings arrive in both metric and imperial and you need to be comfortable moving between them on the same project. Written English matters more here than in most technical roles because almost everything is settled by email. Over time the role widens into maintaining a rate library from supplier invoices and completed-job costs, pricing bills from it, and picking up estimating and drawing checks in quieter weeks.
What you’ll do
- Produce measured bills of quantities to NRM2 from 2D drawings, in Excel
- Prepare material takeoffs with waste allowances and order quantities tied to a site schedule
- Build LOD 300 architecture, structure and site models in Revit from 2D drawings
- Take quantities from Revit schedules and reconcile them against how the bill must be measured
- Handle preliminaries, provisional sums and deemed-included items correctly
- Maintain a rate library from supplier invoices and completed-job costs, and price bills from it
- Carry out drawing checks and coordination reviews, and prepare budget and pre-tender estimates
What we’re looking for
- Hands-on experience producing measured bills of quantities from drawings
- Bills produced to a UK measurement standard, NRM2 or SMM7
- Revit models you built yourself from 2D drawings, not models you reviewed
- Comfortable working in both metric and imperial or US customary units
- Strong Excel, including structuring and checking a bill before issue
- Clear written English - most communication is by email
- A portfolio containing a bill you produced and a Revit model you built from 2D
Nice to have
- Project exposure in the United Kingdom, Ireland or the Gulf
- Experience on villas or high-end residential work
- Rate library built or maintained from invoices and completed-job costs
- Interim valuations, variations or final accounts
- Revit family creation, worksharing or template management
